I'm often asked: "what is my house worth?" the way one might ask for the time. It's not ignorance. It's the hope of a simple answer.

What a valuation hides

There isn't one. Or rather: there are several, and they all say something different.

The price the algorithm calculates. The price the competing agency promises. The price the neighbour obtained. The price the bank will lend the buyer. The price you have in your head. None is wrong. None is the answer.

Our job is to find the most honest intersection between these points. The one that verifies itself through a sale — in a reasonable time, without underselling you, without making you dream.

A valuation that doesn't translate into a sale is a polite fiction. We prefer the truth, even when it's lower. That, in the end, saves everyone time and money.
